Tenant Fees

When you start a tenancy, we will send you our terms of business. Alongside your tenancy agreement, this will list any charges which may apply throughout the tenancy, including any applicable before and after it. It will also confirm the rent and deposit which were agreed.

On this page is the current permitted payments which may apply:

A holding deposit per tenancy equal to one week’s rent

While you application is being administered, this is payable to reserve your property. There are a few scenarios where this may be withheld, as follows:

  • Failure to sign your tenancy agreement and/or deed of guarantee within 10 calendar days or another mutually agreed deadline of agreement.
  • Providing materially significant misleading or false information.
  • Failing a right-to-rent check
  • A relevant person, including a guarantor, withdrawing from the tenancy agreement.

A security deposit per tenancy

This is equal to five weeks’ rent if the annual rent is less than £50,000, and equal to six weeks’ rent if the annual rent is £50,000 or more.

Unpaid rent

We will charge interest at 3% higher than the Bank of England base rate from the rent due date until it is received to pay for the pursuit of unpaid rent. This will be enforced after the rent becomes 14 days overdue.

Lost keys or alternative security devices

If keys or alternative security devices are lost, tenants are liable for the full cost of replacement. This means that should locks need changing, then tenants will be liable for the cost of the new lock, the locksmith fees and replacement keys for anyone relevant who needs them such as other tenants, the landlord and lettings agency. If it gives rise to any extra costs for administering replacements, we will charge this at £15 per hour inclusive of VAT.

Variation of contract or change of sharer

If you the tenant requests a variation of the contract or a change of sharer, this is charged at £50 inclusive of VAT (per new tenant if applicable) to cover the cost of taking instructions from the landlord, any new tenant referencing and right-to-rent checks, the registration of the deposit and preparation and execution of the new legal document. If any other reasonable costs are incurred these will be passed on to the tenant(s).

Early termination

Should you, as tenant, request to leave your contract before it is due to end, you will be liable for the costs the landlord faces in re-letting the property, plus all the rent due under your tenancy until the new tenancy begins. These costs will not, however, exceed the maximum value of the rent left on your tenancy.
